Accessible via Rashid Minhas Road and Shahrah-e-Pakistan, Block 21, Federal B. Area (F.B. Area), is considered to be one of the largest industrial zones in Sindh, and more than 2,000 factories and workshops are located there. Recently, Lucky One Mall was established there and is contributing to the block’s popularity.
Shopping frenzy… Aplethora of local and international brands can be found at Lucky One and this is why it is becoming a popular shopping hotspot for people living in F.B. Area as well as other parts of Karachi From high-end prêt and couture ensembles to jewellery, furniture, skincare products and watches, you can find them all at the mall. The food court offers a wide range of eateries and is a major crowd-puller. Nearby is the Centrum Shopping Mall, which specializes in fabric stores and tailoring shops, which make it especially popular during the wedding season, as well as a new branch of Imtiaz Super Market.
Quiet living… Despite increasing commercialization, a significant number of houses, that have stood there for decades, can be found there, adding to the area’s appeal. UBL Sports Complex, a popular recreational spot, is only a few minutes’ walk away and young people can often be found there, playing cricket and hockey.
The real estate take… Commercial property options include standalone shops, retail and office space, as well as factories and showrooms. Property is in high demand; prices and rentals have increased by 10 to 13% in the last two months.
In a nutshell… With the recent establishment of several new commercial enterprises including Lucky One Mall and Imtiaz Super Market and subsequent investor interest that is rapidly increasing, it seems that this part of Karachi is poised to become a popular commercial hub in the forthcoming years.
