Shortlist and evaluate. The best way to find a contractor is to ask family members, friends or colleagues to recommend someone dependable who has worked for them. Once you have a list of potential contractors, interview them and ask for references (with contact number) to evaluate their work ethic as well as the quality of their work. Also work for photographs of work that they have done; if they have worked on a property located nearby, go and see it in person.

2. Develop itemized work lists and estimates. To avoid confusion later on, make a list of the rooms in your home that need to be worked on, such as the kitchen, lounge or patio; mention, in detail, the type of work that is required in each, this the type of work that is required in each. This will clear ambiguities  and ensure that you receive an accurate estimate. Make sure that the estimate includes an itemised list of the work involved, costs and a realistic timeline.

3. Do not forget the contract. No matter how small the scope of the work involved, make sure that you execute a written contract. This document should include details such as the start and finish date of work, scope and terms of payment. Ask for copies of the NIC of the contractor as well as the labourers who will be working on your premises.

4. Set the ground rules. Establish basic rules for the labourers regarding timings, lunch and tea breaks and the use of facilities within your premises before work commences.
