Investing Along Karachi’s Coastline

According to Karachi Coastal Recreation Development Plan (a formal document prepared by Sindh Building Control Authority) only recreational and tourism related real estate projects can be established on Karachi’s 40-miles coastline strip, which stretches between the Hub River estuary and Ghara Creek, near Gharo.

Well Known location include Clifton Beach, Hawkes Bay, Kadera Creek, Korangi Creek, Manora, Paradise Point and Phitti Creek.

Currently, 93% of this is vacant and continues to attract investment from across Pakistan; plot sizes vary according the types of project.

Here is a detailed look:

Two types of projects can be developed along the strip:

  1. Conservation projects such as bird nesting sites, coral reefs, green turtle hatcheries, mangrove swamps, oyster beds and rock pools.
  2. Recreational projects such as clubs, dolphin parks, hotels, malls, restaurants and sports complexes.

The following safety and maintenance elements should be in place:

  1. Life guards and emergency medical facilities.
  2. Fire safety equipment and alarm systems with sirens and loud speakers in case of natural calamities such as tidal waves and cyclones.
  3. Garbage collection and waste water disposal system to prevent pollution.

With regard to construction, bylaws stipulate that:

  1. Projects must be developed in a way that doesnot harm the coastline environment.
  2. In the case of projects that include marinas (such as boating basins and yacht clubs), the natural flow of  tides should not be affected.
  3. Recreactional projects such as malls should provide facilities such as food courts, adequate parking space and play areas.
  4. All projects must designed by experts including architects, designers, engineers and theme park specialists.
  5. The built-up area can only constitute 20% of the total plot size; 10% should be used for parking space and the remaining 70% should be landscaped.
