The Rooftop Restaurant Trend in Karachi, Lahore & Other Cities

One of the major real estate trends to have emerged in Pakistan recently is that of rooftop restaurants, especially in the central and northern parts of the country. Therefore, investing in rooftop restaurants in increasingly being viewed as a lucrative investment.

If you are considering investing in a rooftop restaurant, factor in the following:

* Rooftop restaurants are primarily located in Hunza, Islamabad (Daman-e-Koh, Saidpur Village Road and Sector G), Lahore (Liberty Market, Main Boulevard and M.M. Alam Road) and Murree. In Faisalabad, Hyderabad, Karachi and Multan, the trend is emerging gradually; a limited number of rooftop restaurants are available there currently.

* Standard sizes range between 5,000 and 8,000 square yards.

*Rooftop space in most commercial buildings in primarily available on rent; tenancy agreements usually range between three and five years.

*The cost of establishing a rooftop restaurants ranges between eight and 20 million rupees.

* The purchase prices and rentals of rooftop spaces are 20 to 35% lower compared to restaurant space on other floor. However, their return on investment (ROI) is 40 to 50% higher.

* Within the next three years, prices of rooftop restaurants are estimated to increase by 10 to 15 % and rental by 25 to 35%.
