Tipu Sultan Road , Karachi – Something Old, Something New

As you drive along Tipu Sultan Road (which stretches between Shahrah-e-Faisal and Karsaz Road) what will surely catch your eye is the architectural diversity of the buildings there. You will see rambling houses dating to the 1970s and 1980s with architectural elements reminiscent of purana Karachi (such as windows with jharokas)
as well as recently constructed compact houses and high-rise apartment buildings.

An evolving neighbourhood… Over the years, as demand for commercial property increased , many of these houses has been demolished and replaced with condo-style apartments, and been repurposed to house commercial enterprises such as schools and hospitals. Despite this commercial activity , residents enjoy access to quality amenities that include well-maintained parks, in addition to reputed educational institutions and healthcare facilities.

New commercial hubs… Several commercial pockets can be found on Tipu Sultan Road, including one located near Abdul Razzaq Tabba Circle where the decade old Makkah Masjid is located. The iconic Kusar Medico – one of the oldest pharmacies of Karachi – can be found there – as well as a branch of Nimco. The KDA market near Karsaz Road is where you will find grocery stores , a bookshop, well-known eateries, a home store as well as high-end clothing outlets.

The real estate take…. Commercial property options on Tipu Sultan Road include standalone and retails space in low- and high-rises buildings. Residential property  options include single and multi-storey houses as well as apartments. Property prices and rental increase by 35% annually, and are among the most expensive in Karachi.
In a nutshell.. In a city where most of  of the roads are overflowing with commercial activity , Tipu Sultan Road is a reminder of what karachi’s thoroughfares used to be like – small commercial hubs surrounded by peaceful residences.
